Job Description

Facility Management Job - what the client is seeking in the right candidate

  • Sold facility management services to multi-site retail clients (e.g., Target, Walmart, and other retail chains or corporations).
  • Product type does not matter—sales are on a national or retail level. Multi-site facility management services.
  • Focus on facility management services , covering all aspects of property maintenance. From roof, landscaping, plumbing, or anything that could need fixing in a facility)
  • Key service areas: HVAC, electrical, and plumbing are most likely NOT a match (most competitors do not offer roofing services).
  • Also, it can be sold to other facility management service companies. They sell their services to other facility management companies as well!
  • Capital improvement services included.

Location & Work Structure

  • Candidate NEEDS TO BE Based in Delaware, Virginia, or Central PA.
  • Expected to come into the office once a week .
  • Ideally, candidates should reside in the market they are serving.
  • 70% in-office, 30% in the field (visiting sites, identifying facility issues such as lighting problems, water leaks, etc.).

Ideal Candidate Profile

  • Strong relationships and a database of industry contacts are highly valuable.
  • Experience in break-fix sales is also a good fit.

Compensation

  • Facilities Management Business Development Rep (uncapped commissions).
  • Year 1 earnings in commission should be : $30K–$50K on top of the base!
  • Top performer earnings : $135K base, $225K total (driving ~$8M in revenue).

-Must live within 45 minutes of Sterling, VA as jobs are in and around VA and DC. Can be remote but need to visit office every 2-3 weeks.

  • This BDM does not need to have any roofing experience (as a matter of fact I’d prefer for them not to have any as most of the sellers in this industry won’t have what I want).
  1. Multi-site retail facility services – this person has been selling to people with “facilities” in their titles to “retailers” with multiple store locations in our geographic area (MD, DE, VA, and DC). They could be national in scope or regional with their HQ/or buying location outside of our geography. These are banks, pharmacies, grocery stores, convenience stores, big-box retailers (Target, JC Penny, Walmart, Home Depot), any type of company selling to the general public.
  • Types of companies that they may have worked for: facilities services companies, (Powerhouse, NEST, Maintenix, EMCOR, JLL, CBRE, SMS, Service Channel, ABM, CLS facility services etc.), Fire & Safety, Lighting & electrical maintenance, Signage, HVAC (not local contractors).
  • This person can be remote but be able to drive to our office and visit the properties in the general area regularly.

-Must have Several years of experience in business development experience with a track record of successful business development

-Must have Industry Knowledge:

A solid understanding of commercial property and facilities management in the multi-site industrial and warehouse distribution industries in which the company operates is crucial. Familiarity with industry trends, competitors, and market dynamics will enable the Business Development Manager to identify new opportunities and develop effective strategies.

-One BD will focus on retail facilities management. For example, getting a contract with a client for the next 5 years to inspect roofing, windows, gutters quarterly and make an necessary repairs. They are not going in and selling a new roof after a storm. It's an entire maintenance package. Or working with an HOA and servicing all of their properties.

-The other BD will focus on selling to learger industrial warehouses, such as Amazon facilities.

-Candidates must have experience selling to large Facilities Retailers or Distribution Facilities.
